While there has been much talk lately of the luxury market and super-luxury market in South Africa, and many have mentioned average values of R10 to R20 million in the Western Cape, says Gail Gavrill of Knight Frank Residential SA’s Atlantic Seaboard branch, there are many properties on the Atlantic Seaboard that far exceed this average value, and the building standards show just how far South African construction and design has come over the years. Many of the super-luxury homes in this area are priced between R30 and R65 million with some going as high as R200 million.
There are homes in Clifton that are priced between R35 to R100 million, and in these homes you can find, apart from the abundance of accommodation, finishes and features often not considered for the average home, she said.
One home in particular that Gavrill says stands out above many others that she is currently marketing is a magnificent home that is gracefully positioned on over 1,000m² of prime real estate with commanding views of the ocean and mountains. The listed price is R85 million.
This home was designed by Jane Visser and features classic interiors and a landscaped garden with mature specimen trees, perfect for entertaining on a grand scale.

“When we talk of super-luxury properties,” she said, “we refer to those that surpass what traditional family homes offer. Buyers in this category look for state-of-the-art security, where space is often given over to guardhouses and control centres for the home. “Intelligent” homes are becoming more and more sought after, where owners tend to travel a lot, and want to be able to keep tabs on what is happening in the home as well as being able to remotely control other aspects of living in it. A typical example is being able to turn on air-conditioning one hour before arriving home, via a smartphone or tablet or check who has accessed the property in a certain time frame,” she said.
Many other “extras” that buyers in this category see as normal features are concealed electronics, saunas, spa baths, large rim-flow training pools, gymnasia, generators, and green options that give the owner the option of living independently of the grid.
In many cases, said Gavrill, privacy is the key – and those who live this sort of lifestyle tend to want to keep their lives away from the prying eyes of the public. Owners of super-luxury properties also tend to hold onto their homes for extended periods, often handing them down to children or grandchildren in later years.
Demand for homes up to R65 million is strong, she said, particularly in the Clifton and Bantry Bay areas, and while trends have changed to buyers wanting smaller properties, they certainly will not compromise on quality of living. It is in these areas that many super-luxury buyers tend to look first, in her experience.
