Upper Kenilworth prices buck the trend

30 November 2012

Of all the upper bracket areas served by the Cape estate agency Anne Porter Knight Frank, none has come through the rather stagnant last two years for property sales as triumphantly as Upper Kenilworth, says Lanice Steward, MD of APKF.

“Every agency will give you a different set of sales figures,” says Steward, “but our sales in Upper Kenilworth over the last two years showed very little evidence of a price decline and, right now, there is evidence that prices are slowly beginning to creep up.”
This, says Steward, could be good news for those buying at this time.
APKF is right now selling in this precinct a four bedroom, two bathroom, double storey home set on 1,520 m2 of land protected by high walls and a sophisticated intruder protection system.
Diane Hosty of APKF says that the rooms in this home are ‘generous’ in size.  All have high ceilings and many have solid wood floors.  Perhaps, however, says Hosty, the most attractive feature of the home is a wide entertainment patio covered by a pergola and a flourishing vine.
Other rooms in the home are a study and living, dining and reception rooms.  The garden has a large saltwater gunite pool and there is domestic accommodation for one person.  Undercover parking in the parking area can accommodate four cars.
The list price for this property is R6 275 000,which, says Carol Bracken, Hosty’s sales partner at APKF, is very reasonable for a home in this much sought after area.
