As 2015 is nearing its end, many families with school going children considering a move will possibly be looking for homes in the catchment areas of well known schools with good reputations in the southern suburbs of Cape Town. It is reported that applications to many of these schools often outnumber places available quite dramatically, says Jeanne Cowan, a Knight Frank SA agent working predominantly in the Rondebosch area.
In addition to homes that are placed within these catchment areas, it is also necessary for many of these families to find a home that is centrally placed, without the need to drive long distances to get to extra-murals, work and back home again, she said.
“There seems to be an increase in traffic each year, with many parents having to take children to school en route to work in the mornings and collect them again in the afternoons, and often parents cannot afford to spend hours in traffic each day,” she said.
“This is often why Rondebosch homes are taken up quite quickly, with the average home, according to PropStats, taking 25 days to sell, at very close to their asking prices. This is largely because of its positioning in relation to major highways, many good schools, UCT, sports grounds, and major shopping centres.”
Properties with homes that are solidly built, with large enough grounds for children to play in are often in demand, and one that has come on the market recently through Knight Frank, priced at R7,75 million, is certainly in this category, said Cowan.
The property has a four bedroom three bathroom (one en suite) home with four living rooms, staff accommodation, a separate flatlet, two garages, secure off street parking for six cars, and a swimming pool on a 1173m2 plot. The garden is large and well-maintained.
It is situated within walking distance of two leading schools, Rondesbosch Prep and Oakhurst Girls, and would be ideal for a family with young children.
“Those who buy property in Rondebosch tend to live there for a long time, as is the case with the current owners of this home, who have been here for 20 years,” said Cowan. “The biggest factors that influence buyers here is the proximity to schools and the central position.”
